Testimonials

“In a crowded and competitive real estate agent market,Steve Adams sets himself apart with integrity, professionalism and results. Steve represented me on the sale of my previous residence and the purchase of my current home. He was able to locate and negotiate attractive terms on the house my wife and I were dreaming of, notwithstanding the current state of the residential market. He then found a buyer for my previous residence three days after launching the listing and marketing campaign. We closed approximately six weeks later. I attribute the solid results to Steve’ counsel and expertise. My wife and I are extremely satisfied with Steve’s performance, and we would highly recommend him to anyone without reservation.”

"Steve was beyond helpful! I recently moved from California to Texas and decided to invest in a home. Not having family near me or close friends to help me through the process, I was fortunate to have Steve as a recommendation. Due to my position, I had a limited amount of time to view homes. Steve did what was more than accommodating for me and did not rush the process. Steve did everything from connecting me with a great lender to assisting with utility recommendations. He's honesty while viewing homes made the experience that more exciting. I really felt as though I had a best friend coming along and giving me honest feedback."

Steve, It’s now a week after we closed on our home sale

We wish to express our heartfelt appreciation and thanks for the totally professional sales efforts by you. From the early pre-listing analysis to the final signing of the closing documents you have made it happen. The sales brochure you prepared was wonderful. It attracted interest and imparted knowledge.

The marketing was superb. The Realtors Preview was totally positive and successful. We asked for and got a top price for the home and your efforts helped greatly.

We can eagerly and heartily recommend you to anyone who needs a Realtor.  Thanks again for your help.

Very Truly Yours, Denise & Ray Quigley

Steve Adams is SPOT on when it comes to working and negotiating a real estate deal! I am a very ‘hands-on’ person but with Steve I was rest assured he was on the case! His responsiveness was also very impressive. If I was up at 10pm at night and sent him a question or anything along those lines I generally had a response within minutes! That went a LONG way with me!

If we ever work another deal, Steve Adams, will be the first person I call!

Steve & Jenny Broussard

Steve,
As we near the date for getting the keys to our new house I write to thank you for being so professional and helpful in leading us to the happy purchase. With many career related moves we have been through the house hunting process many times. You definitely rank among the best of realtors who guided us. You always listened, quickly sensed our preferences and only showed us houses with a potential fit. In our several visits to Austin for house hunting you ensured very productive time. We particularly appreciated your patience and comfortable working style. We never felt pressured but we always felt well informed and thankful for your consistent prompt follow-up on anything requiring clarification.

Thanks again for your guidance in making our search successful. We are looking forward to our new home in Austin.

“I can’t recommend my realtor, Steve, enough. Not only did he assist me in selling a home in a “hard to sell” neighborhood (and quickly, I might add), but he assisted me in the purchase of a home that is just perfect for me. Steve is very professional yet very personable which made this tedious and sometimes stressful situation less so. He always remained calm which had a calming effect on me. A couple of things that I really appreciated about working with him were his responsiveness to my calls and patience with my questions. I hope I don’t go through this again for a very long time, but if I do, I will definitely call on Steve again.”

He was extremely professional throughout the entire process and updated us each time a development took place. He offered us sound advice and counsel and we would highly, highly recommend him to anyone needing professional real estate assistance - whether it be as a Buyer or Seller. Great job from start to finish."

Steve Adams made the sale of our house easy and simple for me and my wife. We really did not do anything. Steve Adams suggested a price that he believed would bring the highest offers possible on the property. It did, selling for the highest dollar amount per square ft in our subdivision.
You will not go wrong using Steve to buy or sell property in the Austin area.

Thank you very much and enjoy your new home in Boerne

What Does A Home Inspection Cover?

If you’re looking to buy a home, it’s important that you don’t skip over the home inspection. Inspections vary based on the type of property you’re buying, but the goal is the same: to save you from finding any surprise deficiencies with the home. A home inspector will make sure that the home is safe for living and will inform you of any major issues the home may have. The National Association of Realtors provides a useful article on their blog detailing what a home inspection should cover, so here is a list of what a home inspection should cover…   An inspector should examine the structure of the home, making sure that the skeleton of the home is secure and can stand up to nature’s elements. The structure of the home should include the skeleton, foundation, and framing. The inspector should also look at the exterior of the home, including sidewalks, driveways, steps, windows, doors, the home’s siding, trim, and surface drainage. The inspector should also examine all attached porches, decks, and balconies, to make sure that they are secure and sound. The inspector should check to make sure that the roof has been well maintained and will efficiently…

Do You Need A Building Permit To Remodel?

A building permit requires that your plans are certified and all work has to be inspected. It is required by law, to ensure public health and safety, that you obtain building permits before doing any additional building onto your home or property. And, because it is a legal and safety issue, it is highly recommended that homeowners don’t cut corners on obtaining the correct building permit for their project. The Uniform Building Code is the system that will give out or deny permits based on whether a proposed project plans to use approved construction techniques and building materials. The system is in place to protect public health and safety, and it does so by requiring sound, durable, built-to-code construction materials and techniques. Almost all municipalities require homeowners to obtain a building permit to remodel or change the structure of anything on their land. Some municipalities are more strict than others and may require a permit for something as small as installing a new toilet or adding a fence to your yard, so it is important that you check with your building department before doing any sort of remodeling work-just to be safe. Obtaining a Permit Visit your local building or…

How To Use Video To Sell Your Home

Most sellers, buyers, and real estate agents know the value of including pictures of a home in a for sale listing, but a new trend is emerging that is making it easier to sell a home. Many real estate agents are now encouraging their clients to create short videos that show off the best features of their home, yard, neighborhood, and city to include in their marketing strategy. Such videos have been shown to help certain homes stand out to potential buyers and even help to generate more people that might be interested in your home. So, if you’re serious about selling, you should consider making a short film that highlights all of the great things about your home and area to include with your for sale listing. Social media has been of great help to many home buyers and sellers, since information can spread so quickly through sites like Facebook, YouTube, Trulia, and more. It doesn’t take much effort for people to click ‘play’ on your video, so broadcasting your sale through social media is a great, low-effort way to get your home to sell quicker. In 2012 only about 3% of real estate agents were using videos to help sell their…

Tips For Selling Your Home With Pets

Do you have pets? Follow these special steps to make sure your home sells. It doesn’t have to be difficult to sell your home if you’re a pet owner, but there are a few extra steps you need to take in order to ensure a successful sale. When you’re preparing your home to sell, your real estate agent will help you “stage” your home. That means, removing clutter, rearranging furniture, landscaping, etc. For pet owners though, there are a few special steps during the staging process that need to be taken in order to give your home its best chance to sell. Here are some great tips for pet owners looking to sell their home: Remove all evidence that you have pets-inside and outside. When a buyer walks into your home, let them focus on your home and not how many dog toys there are or the water spots around the water bowl. Make sure to clean up after your pets before a showing. Vacuum and sweep daily to keep pet hair under control. Make sure your house smells great! Not every home that has pets has a pet smell. But just in case, make sure to freshen…

Who Pays Closing Costs?

Closing costs are a mix of fees from the lender, title company, real estate agent, etc. Depending on your situation, what is included in your list of closing costs might be different. In some cases you can add these fees into your purchase offer, asking the seller to pay some if not all of your closing costs. Talk to your real estate agent about how this will work in your specific situation.   When purchasing a home, there are many costs you might not be prepared for… Home Inspection Appraisal Loan Application Fee Down Payment Closing Costs Moving Fees New Furniture Paint and Updates to the new home   The list goes on, right? So what costs can be covered by someone else? In most real estate markets, closing costs are part of the negotiation process. When you write an offer, you might be able to negotiate part or all of your closing costs to be paid for by the seller. How? It just depends on the situation, the terms of the offer, the amount you are asking for, etc. So do sellers always pay closing costs for the buyer? No, not always. But what it typically comes down to…

Are Home Prices Really On The Rise In Texas?

A recent article published by Inman News contributor Teke Wiggin titled “Home prices post biggest gain in more than 7 years” announces that yes, home prices are going up. Inman News states that the National Association of Realtors (NAR) has indicated that market conditions are improving considerably for home sellers and home sales are continuing to increase in 2013. The NAR’s quarterly reports show that the median home price has risen 11.3 percent since the last report, raising the median home price from $158,600 to $176,600. The NAR says this has been the “largest year-over-year price gain since the fourth quarter of 2005”, which is great news for home sellers. In most of the country the supply/demand balance favors sellers right now and the NAR’s Chief Economist, Lawrence Yun, says that they expect inventory conditions to remain constrained in 2013. They expect home price growth to moderate in 2014. According to the NAR, the existing-home inventory for the first quarter of 2013 was lower than in 2012; 2.32 million homes were for sale in 2012 and only 1.93 million homes were listed for sale this year, which represents a 16.8 percent drop from the previous year. In addition to the…

Outside of your home (exterior of the home (paint/ siding), lawn, flower beds, backyard, driveway, walkways, etc.). Curb appeal is key when trying to sell your home; it’s the first thing buyers will see when they look at your property, so it’s important to make a good impression with the outside of your home.   Cut the grass at least once a week, and be sure to water your lawn and plants regularly to keep them looking lively and beautiful Depending on the season: rake up any leaves that have fallen, or clear your driveway and walkway of snow and ice Add potted plants and flowers near the entrance of your home to make the property seem more inviting to potential buyers; look for seasonally appropriate flowers for your area, i.e. ones that will survive the outside…

Pro’s and Con’s of a Pre-Home Inspection

What is a pre-inspection? A pre-inspection is when you are going to list your home for sale, but inspect your home before putting it on the market. This way you know about and can fix issues that arise before listing. A home inspector will check everything from the outside to the inside of your home checking the mechanicals, electrical system, plumbing, and more. The buyer who purchases your home will most likely do a home inspection and have that as a contingency when they write an offer on your home. Letting the buyers see the pre-inspection and the items you remedied could give the buyer peace of mind before they even write an offer. So what are the Pro’s and Con’s of a Pre-Home Inspection?   A pre-inspection can be great for selling your home, but it also has it’s bad side. Know the pros and cons of a pre-inspection before you decide for yourself…   Pros Allows you to know potential “deal killer” defects with your home so you can fix it Allows you to provide peace of mind to potential buyers by showing them the pre-inspection report and things you have fixed (if any were needed) Can improve the…
